Invitation for Bid – Multiple 35+ Acre Tracts

The Rio Grande Water Conservation District is accepting sealed bids for the following tracts of land it owns within the boundary of Subdistrict No. 3, located in portions of Sections 16, 17, 20, & 21, Township 33 North, Range 9 East, N.M.P.M., Conejos County, Colorado:

 

Tract 2

  • 36.9 acres located in the northwest corner of the parcel
  • Minimum bid of $73,800

Tract 3

  • 38.46 acres located in the mid-west portion of the parcel
  • Minimum bid of $76,920

Tract 4

  • 35 acres located in middle of the parcel
  • Minimum bid of $70,000

Tract 5

  • 35 acres located in the mid-east portion of the parcel
  • Minimum bid of $70,000

Tract 6

  • 35 acres located in the southeast corner of the parcel
  • Minimum bid of $70,000

Tract 7

  • 35.48 acres located in the northeast corner of the parcel
  • Minimum bid of $70,960

Tract 8

  • 35.48 acres located in the northern portion of the parcel
  • Minimum bid of $70,960

The minimum acceptable bid is $2,000 per acre. Bids must be submitted as individual bids for each
tract; the District will not accept composite bids. The District will reject all bids lower than the
advertised minimum bid and reserves the right to reject any bid in its sole discretion. The winning bidder
will have 45 days from the date of the formal acceptance of a winning bid by the Board of Directors of
the Rio Grande Water Conservation District to close with full payment.
The winning bidder is responsible for all costs associated with obtaining a County issued address for
each residential lot. There are no water rights associated with any tract for sale.
Detailed information regarding the tracts is available for review by appointment at the Rio Grande

Water Conservation District office or by visiting the District’s website at www.rgwcd.org/subdistrict-no-
3/publicbid. The land may be physically inspected with District personnel by appointment only.

Bids must be received by U.S. mail or hand delivered to the Rio Grande Water Conservation District
office no later than 4:00 p.m. on January 31st, 2024. Mailed bids will be time-stamped when received in
the mail at the District’s office and not when postmarked.

Emailed and faxed bids will not be accepted. Bids will be opened by Subdistrict No. 3’s Board of
Managers during their annual meeting on March 7th, 2024 at 8:00 am. Winning bids will be formally
accepted by the Rio Grande Water Conservation District no later than April 16th, 2024. Late bids will not
be accepted.
